I have freed 40 GB of space also I have Bigfur 11.1 version which is the latest.In app store when I try to download Xcode 12.3 it's showing There is not enough disk space available to install the product

Install & Run Mac Keeper if you haven't already, & that should clear up disk space. Then try to install Xcode.
